The New Urbanist Communities of 30A are some of the most desirable places to purchase real estate. One of the tenets of the New Urbanist movement in and of itself is the dedication to complementary (to other buildings and to the location itself) and uniform design. Homes here look like they all fit together!
When searching for your dream home in the Florida Gulf Coast, you’ll want to take into account the style differences of the New Urbanist communities. Each has their own style guide that they follow—designed and curated by a team of architects.
Seaside, famous for being the first completely New Urbanist town, draws a lot of attention for its success. Real estate in Seaside is always in high demand! Here you’ll find a bit more leeway with architectural style (different to some of the other beautiful communities). The homes here are built in Florida Cracker or Key West styles (which has taken inspiration from Victorian and Queen Anne designs). These homes have light color exteriors, and have a delicate, ornate style. Some of the most desirable properties are located right on the waterfront.
Alys Beach is notable for its beautiful white homes built in the Bermuda architectural style—and this style only! Within this community, you’ll find three different types of properties: single-family homes or courtyard and compound homes, which are built connected to each other with shared resident features. The courtyard homes center around a courtyard (with artwork, fountains, gardens, and more) in the middle, whilst the compound offers fenced-in, private living.
The homes for sale in Rosemary Beach, however, are particularly recognizable for their unique architectural styles. This community has taken much of their influence from traditional European Colonial styles—specifically Dutch West Indies. The balconies that overlook the streets on the multi-story homes are reminiscent of New Orleans architecture. The homes themselves are an interesting mixture of styles, and you’ll also find that this community allows for more freedom of design and color palette (although strictly neutral).
The New Urbanist community of WaterColor, like Seaside, is built in the Florida beach style. Second-story wrap-around balconies, pastel or neutral colored siding, and shuttered windows are all pretty typical characteristics for homes for sale in this neighborhood. One of the big draws of WaterColor is that the homes are much larger and often come with good-sized yards—possible because the community itself is on the larger side!

Life in any New Urbanist community means that you are always just a short walk or bike ride away from everything you need. It’s superior beachfront living—and every day is like waking up in paradise!
Seaside, for example, is built around a town center, located steps away from the shoreline. Here, residents are able to easily stroll around and browse local restaurants and boutiques—all just a short distance away from home. Communities often feature pools, playgrounds, and other amenities for residents of all ages to enjoy.
There are also a multitude of things to do around the communities themselves. Just north of Alys Beach and Rosemary Beach are acres of untouched Florida forest. As well, residents are in close proximity to two golf courses—one public, one member-only—and a number of state parks and preserves.
